Portfolio management
Review our Client’s current occupancy costs (gross rent as a percentage of sales). We would then develop an ideal model of size and formulate a strategy to reduce any unacceptable occupancy costs.
Negotiate all existing lease options, renewals and rent abatements bearing in mind our Client’s occupancy cost hurdles, the local market price and their historical cost.
Look at any excessive occupancy costs with a view to negotiate rent abatements or other concessions where appropriate and financially justifiable.
Provide, discuss and mutually agree on a set of Standard Lease Terms covering (as well as rental and capex) items such as allowances, reviews, guarantees, usage clauses, relocation clauses, commencement dates, personal guarantees and security deposits. We will collect information on common area maintenance charge breakdowns, legal descriptions, environmental reports, parking tabulations, and design/signage criteria and exclusives that may affect use of the premises by the client.

Site research
SITE RESEARCH, SELECTION & NEGOTIATION
Help create and implement an appropriate retail strategy for our Client’s target sites.
Identify appropriate sites within the target malls, centres, strips or streets for review and approval by our Client.
Work through a target list of locations in priority as agreed by our Client. In order to achieve a progressive outcome over the next 12-24 months or as advised, we would in fact make contact with the relevant landlords in the first 30 days of our engagement in order to conduct a portfolio review.
Once the site was agreed, we would negotiate the best commercial terms of the lease and provide the fair market value rent for the proposed premises based on market comparables and support to such claims.

Site plan showing surroundings streets, parking, ingress and egress
Photos of the surrounding streets
Aerial of site
Local and regional maps highlighting site location
Traffic counts of bordering streets/ door counts where available
Marketing materials from landlord
